Completely gut and re-build rear section of a two story century home

 

Convert lower floor bedroom into a lounge room with a clear view of the back yard.

 

The upper floor had a poorly renovated asttic space that used the trusses as a load bearing floor for a small 6x6 laundry room. The owner desired a bath/laundry room combination shared by two  upper bedrooms

 

Lower

• Completely 'gut' the rear section to the exterior sheathing

• Re-frame exterior walls

• Re-route waste and water supply system  for 1st floor bath

• Install new electrical and heating supply sub-systems

• Install insulation/vapor barriers, and drywall

• Install two 4’x4’ double  hung windows in new lower rear wall

• Design and install "trap door" access to basement to allow maximum usage of  new room floor space

• Build custom trim to match existing trim in the home

• Install carpeting

 

Upper

• Reframe upper floor with new joist system, walls, and propery insulated cantiliver roofing and kneewall sub-systems

• "Cut-in" doorways to two rooms on the second floor to facilitate an entry hall with a closet, providing access  to new 2nd floor bath/laundry combination room

• Install waste and water supply system  for new bath/Laundry combo

• Installation of new casement window, bath, tub surround, circular curtain rod system, cushion vinyl flooring, pedestal sink, toilet, GFI Receptacles, baseboard heater,thermostat control, washer and dryer power supplies, and lighting
